Nearly all vacation homes in Beaufort, NC are privately operated and many are represented by experienced local rental management agencies. Owners typically select management companies to facilitate advertisements, cleaning and regular maintenance.

Below are some tips and techniques to help you navigate the vacation home search and booking process.

Where to find and reserve the best vacation rental:

Do you think "Shearwater: 4 BR / 4.5 BA house in Atlantic Beach, Sleeps 8" is the perfect vacation property for your next family vacation? Read through this guide to confirm it fits your needs.

Search Early and Often

Beaufort, NC vacation homes start booking very early. To find the best selection, begin your planning and search Six-12 months prior to your trip. Christmas, Thanksgiving and New Years are excellent times to find and reserve your rental..

Decide on a Village and Date

Begin by deciding which specific area of Beaufort, NC you would like to visit, and the approximate dates you'll be vacationing.

How Many Bedrooms?

Take a head count. How many beds and bedrooms will you be needing? Be mindful that a lot of properties list maximum guest capacity, which oftentimes includes sofa beds in the home's living room. You'll need to determine what is suitable for your group. Most rental home listings will outline each of the unit's specific bedrooms and beds.

Stick to a Budget

Will the preferred rental home suit your budget during that choice Summer week? Ensure that you get cost-sharing commitments from travel companions prior to reserving a costly rental. A single member of your group needs to be given the task of getting repayments and acknowledging responsibility for the entire rental fee at time of booking.

Let's Talk Amenities

What home features is the group trying to find? Do you only desire a rental with a pool, spa tub or beach volleyball court? Are you more interested in a natural landscape or nightlife? Are sheet sets offered with the rental, or do you need to provide your own? Make a list of prioritized "necessities and wants" from your party to help filter your search to the most suitable home.

Accessibility and Special Factors to consider

Do certain members of your crew have specialized needs? Make sure that you remember and inquire about wheelchair accessibility, pool lifts and special equipment requirements..

Fido Approved

Are you or other individuals in the group traveling with a four-legged friend? While quite a few vacation homes permit dogs, rules and charges fluctuate per rental. A number of restrictions may dismiss a prospective rental home. Make sure to study agreements and contracts carefully. Service fees may apply when pets are included. Ask questions *prior to* you reserve!

Searching the Internet

. Besides Homeaway, VRBO and Tripadvisor, we advise searching Google for "Beaufort, NC local rentals" for local property management companies. Local vacation home management companies proudly offer a first-class vacation experience.

Negotiate the Price

Re-read the description to confirm the vacation rental has everything that you need. If it is something is missing, the property management company might know of very similar properties that better suit your style and budget..

While not true for all properties, many owners and property managers will negotiate rates. If the rate isn't negotiable, the number of nights might be. This is more effective throughout the off-season when many homes sit vacant.

Read the Entire Agreement

Read through the full agreement and make sure you fully understand who is liable for:

  • Electric bills
  • WIFI Access
  • Long Distance Phone Service
  • Hot Tub Heating
  • Pay Per View Movies
  • Daily Cleaning (If Available)
  • Trash Pickup (and which day?)
  • Maintenance policies
  • Key exchange
  • Parking Space

In addition to the normal price, travelers must pay state taxes when booking "Shearwater: 4 BR / 4.5 BA house in Atlantic Beach, Sleeps 8", along with various other additional fees which may be required based upon their situation, including an animal fee, earlier check-in or later check-out fee, or a pool heater fee for private swimming pool usage during the fall or spring months.

Trip Insurance

Cancellation policies vary with each vacation rental. Many rental agreements include an option for trip insurance. Trip insurance, which usually costs anywhere between 1% - 5% of the standard rental rate, provides travellers with reimbursement of their vacation costs (and subsequent rental costs) for any nights missed resulting from personal health emergencies or weather, as well as hurricane evacuation expenses, such as a unanticipated motel stay or extra gas.

Reserve your Vacation Property

When everything seems correct, it's finally time to sign a rental agreement. Bear in mind that most rental contracts require a significant rental deposit and/or security deposit to safeguard the rental home owner.

Keep Your Contact's Info

Make sure you get the property manager's contact phone number and entry/exit procedures for your rental home. We suggest saving the contact's details in your phone and wallet.

Good luck on booking your rental! You're on the way to a wonderful vacation!

During your Stay

  • Take pictures on your arrival. To make sure no damages are associated with your visit, make a record of any problem areas of the property. If you find damage, or if repairs are required contact the property manager right away. If there is a dispute about legal responsibility later, having the recorded problems and contact attempts will be very helpful.
  • When there is any ambiguity about parking, rules of the property, house access, swimming pool operation, etc... we suggest you ask the rental home manager promptly. A phone call can save several hours of difficulties.
  • Remember to be a good next-door neighbor. Often times, nearby homes are filled by permanent residents. Remember the golden rule and treat others the same way you'd like to be treated by visitors next to your home.
  • Ask a local. Locals are a terrific source of suggestions. Who better to ask where to get the best nachos, have a great date night, or the best places for wildlife?
  • Enjoy your stay! Ensure you protect the rental owner (and your things!) by keeping the vacation rental locked up when you are away, exactly like you would at home.

When its Time to Leave

  • Clean up a bit. Even when you're paying a house cleaning fee, The vacation rental really needs to be in good condition. Sinks brimming with dishes, excessive sand on the flooring and sticky messes should be taken care of before you leave.
  • When everything is out, perform a walk-through of the property to verify no property damage occurred in the course of your stay. If possible, do this walk-out inspection with the property owner present. If the property owner is not available, make sure that you take photos of the property to record its condition.
  • Did you enjoy your vacation rental? Most vacation rental web sites ask for comments after your stay is complete. Owners and property managers will thank you for favorable recommendations. If something went wrong, we advise being kind but completely honest about your rental experience. The best property owners and managers will work very hard to fix the situation.

Learn and Improve

Did everybody have a good time? If everything was exceptional, next year's vacation planning will be painless. If the rental property was not ideal, and you'll better recognize how to refine your search for the next vacation.
